Leasing FAQs

Credit

If you submit an application we will run a credit report. We do not require that prospective tenants have a minimum credit score but we do look at each application on a case by case basis so should you have a lower credit score or past issues in your report, we may request a higher deposit.

Housing Vouchers

We do accept housing vouchers. Please ensure you send us your case workers details and any paperwork you have at the time of completing your application so that there is no delay in processing time. Please ensure that your voucher covers the property you are enquiring about i.e property is in the correct zip code and the number of bedrooms matches what is allowed as per your voucher.

Showings

Please send us your name and number to leasing@bigtproperties.com and we will get back to you with our open house times or else set up an appointment.

We will add a bit more content to this page over the next week or so but for now can we start with this.

Pets

We do accept most pets for properties in Delaware. For the Virginia and Maryland properties, we do not accept Pit Bulls or similar breeds for state insurance reasons. There is a refundable pet deposit of $250 and a non-refundable pet fee of $250 payable initially. If you have more than 2 pets, this rate might increase.

Move Outs

Tenants who are in the renewal period or those whose lease is coming to an end can terminate their lease by giving notice. Please note, if you do not provide notice your lease will automatically revert to a month to month lease and does not automatically terminate at the lease end date.
The required notice prior is:
DE – 60 Days
VA/MD/CT/NY – 30 Days

We are always willing to work with tenants who need to move sooner, please get in touch to discuss your options.

Notice must be given in writing which can be either via the tenant portal or via email notification to Information@BigTPropeties.com. This does not apply to first year tenants.

Early Move Out Incentive Program

As many tenants find it disruptive to have prospective new tenants touring their home while they’re preparing to move, we offer incentives to tenants who vacate the property a few days before the end of the month. This allows us to show the property to prospects and alleviates outgoing tenants from accommodating viewings. Tenants will be given a credit towards any costs incurred against their security deposit, and will only be charged rent up until their final day.

Move-out the 15th – $250 credit
Move-out by the 20th – $150 credit

A move out inspection will need to be conducted by latest the 15th of the month, to ensure the tenant is aware of what standard the property needs to be in, in order to qualify for a full deposit refund.
